In the basement of the Elemental Business Centre building, mainly cosmetic damage occurred, which will be repaired in the near future
The local fire accident in the basement of the Elemental Business Centre office rental complex on Sunday caused mainly cosmetic damage, which did not prevent the tenants of the offices and premises from using them safely after the holidays, the company informed.
On Sunday, there was a localized fire accident in the basement of the Elemental Business Centre – the wiring in the cable ladder of the underground parking caught fire.
“Considering that the construction of the office complex used the latest technologies in both construction materials and safety systems, the fire detection and alarm system went off from the first signs of smoke, and the sprinkler system was activated, as a result of which the fire burned with an open flame for less than a minute. As a result of the melting of the decorative elements and pipe linings, strong fumes appeared,” says Imants Krēsliņš, sales manager of Elemental Business Centre.
He adds that the fire was promptly localized, the damage occurred in the underground parking lot, which is classified as cosmetic.
Two different certified construction specialists have conducted a building inspection, as a result of which it was concluded that the fire did not affect the building’s load-bearing structures, the building and its structures are safe and the operation of the building is permissible.
Elemental Business Centre consists of two interconnected office buildings. The Elemental Green building was opened first and is currently the most actively occupied, while Fiziocentrs was the first to open its doors in the Elemental Blue building, where the newly opened Spaces Elemental is located.
The complex of office buildings is already occupied by such tenants as Swedish financial holding company Marginalen AB group companies GelvoraSergel and Aizdevums.lv, the international IT services company Arvato Systems, CV Market, Primend, Kapitel, Dyninno Group, and Rimi.
Currently, 4,000 m2 of office space is still available for rent in the office centre, while almost 80% is already leased. There are still available premises for companies of any size, starting from 100 m2.
About Elemental Business Centre:
In October of this year, the State Construction Control Bureau of Latvia commissioned Elemental Business Centre, the total investment of which exceeds 60 million euros. The construction works of the project were carried out by SIA Merks, and its developer is SIA Kapitel. Elemental Business Centre consists of two buildings with a total leasable area of 21,000 m2.
The project is on its way to receiving the BREEAM Outstanding rating, thus becoming the first building in Latvia with the highest possible rating. Elemental Business Centre buildings are also the first in Latvia, which are connected by a parametric facade. In the construction of buildings, energy piles were used, which are able to provide up to 72% of the building’s heating and cooling needs, significantly reducing the costs of utilities for tenants.
