Elemental Business Centre has signed an agreement with BALTA

The office rental complex Elemental Business Centre has signed a cooperation agreement with the leading insurance company BALTA in Latvia. The insurer will move its central office to the Elemental Business Centre, the total area of which will be almost 2400 m2. BALTA office will occupy the 9th and 10th floors of one Elemental Business Centre building, and a 60 m2 customer service centre will be located on the 1st floor.

“We are very glad that, by choosing to move their central office to the Elemental Business Centre, the largest insurance company in Latvia has joined our tenant portfolio. I am sure that the company’s services will be appreciated by other tenants of the office rental complex. We increasingly observe that a company’s desire to move to modern, energy-efficient premises indicates the high quality of its work, and BALTA is no exception. Since this company is known for its sustainable approach in everything and its commitment to providing the best working conditions for its employees, I am sure that Elemental Business Centre will be an excellent place to continue its development,” says Imants Krēsliņš, sales manager of Elemental Business Centre.

“Moving to new premises is an exciting and also very important decision for any company, which involves a serious evaluation of the real estate market offer. When choosing premises for the future BALTA office, it was important for us, first of all, to provide a modern, comfortable and pleasant environment for our team – several hundred people. The second factor of decisive importance in making the decision was the sustainability of the office building – in cooperation with any partner, it is very important for us to have a common understanding of the role of sustainable solutions in every step of the company’s operation, and the planned BREEAM Outstanding assessment of the Elemental Business Centre was a confirmation that we made the right decision in favour of the industry leader in choosing the most appropriate premises,” says Iain Kennedy, Chairman of the Management Board of BALTA.

I. Kennedy also adds that the transaction for the lease of office space in Elemental Business Centre took place in cooperation with the real estate consulting agency “Colliers”.

“Reliable partner relations are the basis for successful long-term cooperation, and BALTA and Elemental Business Centre were able to establish exactly such relations, as both companies are united by clearly consistent goals and a common vision of quality and sustainability. I wish both parties a successful office construction process, so that BALTA can open the doors of the new office to its team and clients very soon,” comments Olga Mihailova, Associate Director of “Colliers” Office Agency.

BALTA plans to open its office in the Elemental Business Centre building already this summer.

Currently, 5,000 m2 of office space is still available for rent in the office centre, while almost 80% is already leased. Available premises for companies of any size, starting from 100 m2.

The complex of office buildings is already occupied by such tenants as Swedish financial holding company Marginalen AB group companies GelvoraSergel and Aizdevums.lv, the international IT services company Arvato Systems, CV Market, Primend, Kapitel, Dyninno Group, and Rimi.

About Elemental Business Centre:
In October of this year, the State Construction Control Bureau of Latvia commissioned Elemental Business Centre, the total investment of which exceeds 60 million euros. The construction works of the project were carried out by SIA Merks, and its developer is SIA Kapitel. Elemental Business Centre consists of two buildings with a total leasable area of 21,000 m2.

The project is on its way to receiving the BREEAM Outstanding rating, thus becoming the first building in Latvia with the highest possible rating. Elemental Business Centre buildings are also the first in Latvia, which are connected by a parametric facade. In the construction of buildings, energy piles were used, which are able to provide up to 72% of the building’s heating and cooling needs, significantly reducing the costs of utilities for tenants.
