Spaces co-working opens in the Elemental Business Centre
In April, the hybrid co-working space brand Spaces of the international holding IWG opened its doors in the Elemental Business Centre office rental complex. The company’s premises are located on the fourth and fifth floors of the Elemental Blue building, occupying a total of 2300 square meters. The interior of the Spaces Elemental premises was created in cooperation with the Rada Dara design studio.
Spaces Elemental has 90 offices available for companies with two to eight employees, nine dedicated desks for individual entrepreneurs, as well as two meeting rooms that can be easily booked online. Spaces Elemental also provides its customers with wireless internet, a kitchen for having meals and coffee, as well as other amenities.
The sales manager of Elemental Business Centre, Imants Krēsliņš, says that in recent years co-working spaces in office rental complexes have become more and more popular, which is already proven by the large number of interested clients.
“We see that not only start-ups and companies that offer a hybrid work model, but also individual entrepreneurs are showing interest in Spaces premises. Therefore, we can conclude that a physical workplace still plays an important role, despite the fact that working from home has become common for many people. The principle of co-working includes not only the provision of high-quality and professional work spaces, but also a suitable environment where professionals from different industries can work side by side. I am sure that the work environment is the one that greatly contributes to the company’s growth and gives an impression of its professionalism, so it is great that with the opening of Spaces Elemental such a service is available at the Elemental Business Centre,” says Krēsliņš, adding that the co-working spaces offered by IWG are also available in other projects of Elemental Business Centre’s developer Kapitel in Tallinn and Prague.
“Choosing a hybrid work model is relevant in various industries around the world. Companies that offer flexibility to their employees are often able to select the best candidates available, as today’s workforce demands a work-life balance. Company managers are aware that the opportunity to work from a more convenient location allows employees to take better care of their well-being and resource consumption, and thus be more productive. We predict that in the next decade at least 30% of workplaces will be of the hybrid type, therefore the need for co-working spaces will continue to grow,” says Jekaterīna Kosmačeva, senior vice president of the Balkans, Baltics and Georgia region of the international IWG group. “Maintaining office spaces that are not used every day is unprofitable for companies and also unfriendly to nature, but when you rent desks in co-working spaces, you don’t have to worry about these aspects. In accordance with the trends of the labor market and the demand for professional and innovative full-service work spaces, Spaces deliberately places its offices in the city in such a way that it is easy and quick to reach them for those living on both banks of the Daugava river. We are happy that from now on we will be conveniently available to the residents of the Skanste area.”
Elemental Business Centre consists of two interconnected office buildings. Elemental Green building was opened first and is currently the most actively occupied, while in Elemental Blue building, where the newly opened Spaces Elemental is located, “Fiziocentrs” physiotherapy clinic was the first that opened its doors.
The complex of office buildings is already occupied by such tenants as Swedish financial holding company Marginalen AB group companies GelvoraSergel and Aizdevums.lv, the international IT services company Arvato Systems, CV Market, Primend, Kapitel, Dyninno Group, and Rimi.
Currently, 4,000 m2 of office space is still available for rent in the office centre, while almost 80% is already leased. There are still available premises for companies of any size, starting from 100 m2.
About Elemental Business Centre:
In October of this year, the State Construction Control Bureau of Latvia commissioned Elemental Business Centre, the total investment of which exceeds 60 million euros. The construction works of the project were carried out by SIA Merks, and its developer is SIA Kapitel. Elemental Business Centre consists of two buildings with a total leasable area of 21,000 m2.
The project is on its way to receiving the BREEAM Outstanding rating, thus becoming the first building in Latvia with the highest possible rating. Elemental Business Centre buildings are also the first in Latvia, which are connected by a parametric facade. In the construction of buildings, energy piles were used, which are able to provide up to 72% of the building’s heating and cooling needs, significantly reducing the costs of utilities for tenants.
