Elemental Skanste project developer SIA Kapitel is carrying out pile testing works on the land plot where where the construction of the first phase of the modern office complex is planned
Kapitel has started preparatory works on Elemental Skanste land plot – the pile load-bearing capacity tests will be completed in April this year. The first phase of Elemental Skanste office complex includes two 10 storied office buildings – North and South Building containing over 20,000 m² of leasable office space. The project has been awarded a BREEAM sustainability certificate at the level of Excellent for the design process.
Kapitel development team has started additional investigations for determining the pile load-bearing capacity and soil conditions on the land plot where it is planned to erect Elemental Skanste office building. Pile load-bearing capacity tests are carried out in order to determine the load-bearing behaviour of the piles and corresponding soil reactions, both in terms of compaction and critical load and to evaluate the foundation of piles as a whole.
The works are being performed by the construction company AS “BMGS” and are scheduled to be completed in April this year.
The first phase of Elemental Skanste office complex will see the completion of 10 storied South and North office buildings containing 20,500 m² of leasable office space and parking spaces. Standard floors have 1,100 m² of rentable office space and a height of over 3 metres. Both buildings will accommodate approximately 700-800 working stations. During the following stages, three more office buildings are planned to be built with the total leasable office space of about 20,900 m² plus a multi-story parking house in the middle of the complex.
